FORECLOSURE SALE

YOU ARE NOTIFIED THAT:

Default has occurred in the conditions of

the Mortgage dated April 15, 2009, execut-

ed by Bobby C. Craver, a single person

and Jeanne L. Joelson, a single person,

as Mortgagor(s) to The First National Bank

in Wadena, as Mortgagee(s), and filed for

record April 16, 2009, as Document Number

224202 in the Office of the County Recorder

of Wadena County, Minnesota. The land de-

scribed in the Mortgage is not registered

land.

The Mortgage has not been assigned.

No Mortgagors have been released from

financial obligation on said Mortgage.

The original principal amount secured by

the Mortgage was: $99,024.76

No action or proceeding at law is now

pending to recover the debt secured by the

Mortgage, or any part thereof.

The holder of the Mortgage has complied

with all conditions precedent to acceleration

of the debt secured by the Mortgage and

foreclosure of the Mortgage, and all notice

and other requirements of applicable stat-

utes.

At the date of this notice the amount due

on the Mortgage, and taxes, if any, paid by

the holder of the Mortgage is: $103,203.36

Pursuant to the power of sale in the Mort-

gage, the Mortgage will be foreclosed, and

will be sold by the County Sheriff of Wade-

na County, Minnesota, at public auction on

October 1, 2012, at 10:00, a.m., at the front

door of the Wadena County Sheriffs De-

partment, 415 South Jefferson, Wadena,

Minnesota.

The physical address, city and zip code of

the mortgaged premises is as follows: 403 -

10th Street Southwest, Wadena, Minneso-

ta 56482.

The tax parcel number for the property is

22-571-0040.

The time allowed by law for redemption by

Mortgagor(s) or Mortgagor's personal repre-

sentatives or assigns is six months after the

date of sale.

Minn. Stat. ยง580.04(b) provides, "If the

real estate is an owner-occupied, single-

dwelling, the notice must also specify the

date on or before which the Mortgagor must

vacate the property if the Mortgage is not re-

instated under Section. 580.30 or the proper-

ty redeemed under Section 580.23." If this

statute applies, the time to vacate the prop-

erty is 11:59 p.m. on April 1, 2013.

THE TIME ALLOWED BY LAW FOR RE-

DEMPTION BY THE MORTGAGOR, THE

MORTGAGOR'S PERSONAL REPRESEN-

TATIVES OR ASSIGNS MAY BE REDUCED

TO FIVE WEEKS IF A JUDICIAL ORDER IS

ENTERED UNDER MINNESOTA STAT-

UTES, SECTION 582.032, DETERMINING,

AMONG OTHER THINGS, THAT THE

MORTGAGED PREMISES ARE IMPROVED

WITH A RESIDENTIAL DWELLING OF

LESS THAN FIVE UNITS, ARE NOT PROP-

ERTY USED IN AGRICULTURAL PRODUC-

TION, AND ARE ABANDONED.
