FORECLOSURE SALE

Date: February 9, 2010

YOU ARE NOTIFIED THAT:

1. Default has occurred in the conditions of

the Mortgage dated December 1, 2005, exe-

cuted by Shawn E. Redfield, a single per-

son, as Mortgagors) to the First National

Bank in Wadena, as Mortgagee(s), and filed

for record December 2, 2005, as Document

Number 213273, in the Office of the County

Recorder of Wadena County, Minnesota.

The land described in the Mortgage is not

registered land.

2. The Mortgage has not been assigned.

3. No Mortgagors have been released

from financial obligation on said Mortgage.

4. The original principal amount secured

by the Mortgage was: $112,876.62

5. No action or proceeding at law is now

pending to recover the debt secured by the

Mortgage, or any part thereof.

6. The holder of the Mortgage has com-

plied with all conditions precedent to accel-

eration of the debt secured by the Mortgage

and foreclosure of the Mortgage, and all no-

tice and other requirements of applicable

statutes.

7. At the date of this notice the amount

due on the Mortgage, and taxes, if any, paid

by the holder of the Mortgage is:

8. Pursuant to the power of sale in the

not a transaction agent, as defined by Minn.

Stat. §580.02 Subd. 30. The name of the

Mortgage servicer, lender or broker, as de-

fined in Minn. Stat.§580.02 is the First Na-

tional Bank in Wadena.

12. If stated on the Mortgage, the name of

the Mortgage originator, as defined in Minn.

Stat. §580.02 is the First National Bank in

Wadena.

13. The time allowed by law for redemp-

tion by Mortgagor(s) or Mortgagor's personal

representatives or assigns is 6 months after

the date of sale.

14. Minn. Stat. §580.04(b) provides, "If the

real estate is an owner-occupied, single-

dwelling, the notice must also specify the

date on or before which the Mortgagor must

vacate the property if the Mortgage is not re-

instated under Section. 580.30 or the proper-

ty redeemed under Section 580.23." If this

statute applies, the time to vacate the prop-

erty is 11:59 p.m. on October 1, 2010.

ING OF LESS THAN FIVE UNITS, ARE
