NOTICE OF MORTGAGE

FORECLOSURE SALE

NOTICE IS HEREBY GIVEN, That default

has occurred in the conditions of that certain

Mortgage, dated April 25, 2003, executed by

Raymond H. Meyer, a single person, as

mortgagor, to the United Community Bank, a

Minnesota Corporation, as mortgagee, filed

for record in the office of the County Record-

er in and for the County of Wadena and

State of Minnesota, on the April 30, 2003, as

Document #202474; that no action or pro-

ceeding has been instituted at law to recover

the debt secured by said mortgage, or any

part thereof; that the original principal

amount secured by said mortgage was Nine-

ty Thousand Dollars and no/100ths

($90,000.00); that there is due and claimed

to be due upon said mortgage, including in-

terest to December 1, 2009, the sum of

Ninety-nine Thousand Two Hundred Ninety-

one Dollars and 81/100ths ($99,291.81), and

that pursuant to the power of sale therein

contained, said mortgage will be foreclosed

and the following described tract of land lying

and being in the County of Wadena, State of

Minnesota, which is located in Wadena, Min-

nesota, with Wadena County Minnesota tax

parcel #22.300.1090:

The East 25 feet of the North 100 feet of

Lot 1, Block 7, Original Townsite of the Town

of Wadena.

AND

The North 100 feet of the West 25 feet of

Lot 1, and the North 100 feet of the East 5

feet of Lot 2, Block 7 in The Town of Wade-

na, Minnesota, together with a perpetual

right of way across the North 10 feet of the

South 50 feet of Lot 1, and the North 10 feet

of the South 50 feet of the East 5 feet of Lot

2, Block 7 in The Town of Wadena, Minneso-

ta, said right of way to be exclusive but sub-

ject to the use of F.M. Brown Company, its

agents, servants or assigns.

That part of Lots 1 and 2, Block 7 in The

Town of Wadena, described as follows:

Commencing at the Northeasterly corner of

said Lot 1; thence Northwesterly along the

Northeasterly line of said Lots 1 and 2 a dis-

tance of 55 feet; thence Southwesterly and

parallel with the Southeasterly line of said

Lot 1 a distance of 100 feet; thence South-

easterly parallel with the Northeasterly line of

said Lots 1 and 2 a distance of 55 feet to the

Southeasterly line of said Lot 1; thence

Northeasterly along the Southeasterly line of

said Lot 1 a distance of 100 feet to the point

of beginning. Together with a perpetual right

of way across that part of Lots 1 and 2, Block

7 in The Town of Wadena, described as fol-

lows:

Commencing at the Northeasterly corner

of said Lot 1; thence Southwesterly along the

Southeasterly line of said Lot 1 a distance of

100 feet to the point of beginning; thence

Northwesterly parallel with the Northeasterly

line of said Lots 1 and 2 a distance of 55

feet; thence Southwesterly and parallel with

the Southeasterly line of said Lot 1 a dis-

tance of 10 feet; thence Southeasterly and

parallel with the Northeasterly line of said

Lots 1 and 2 a distance of 55 feet to the

Southeasterly line of said Lot 1; thence

Northeasterly along the Southeasterly line of

said Lot 1 a distance of 10 feet to the point of

beginning; said right of way to be exclusive

but subject to the use of F.M. Brown Compa-

ny, its agents, servants or assigns:

will be sold by the sheriff of said County at

public auction on the 17th day of February,

2010, at 10:00 o'clock A.M. at the Sheriff's

Law Enforcement Center Lobby in the

Wadena County Courthouse, in the City of

Wadena, Minnesota, in said County and

State, to pay the debt then secured by said

mortgage and taxes, if any, on said premises

and the costs and disbursements allowed by

law. The terms of the sale shall be cash

payable at the time of sale. The time al-

lowed by law for redemption by the mortgag-

ors, their personal representatives or assigns

is six months from the date of said sale.
