NOTICE OF MORTGAGE

FORECLOSURE SALE

YOU ARE NOTIFIED THAT:

1. Default has occurred in the conditions

of the Mortgage dated April 15, 2009, exe-

cuted by Bobby C. Craver, a single per-

son, and Jeanne L. Joelson, a single per-

son, as Mortgagor(s) to the First National

Bank in Wadena, as Mortgagee(s), and filed

for record April 16,2009, as Document Num-

ber 224202, in the Office of the County Re-

corder of Wadena County, Minnesota. The

land described in the Mortgage is not regis-

tered land.

2. The Mortgage has not been as-

signed.

3. No Mortgagors have been released

from financial obligation on said Mortgage.

4. The original principal amount secured

by the Mortgage was: $99,024.76

5. No action or proceeding at law is now

pending to recover the debt secured by the

Mortgage, or any part thereof.

6. The holder of the Mortgage has com-

plied with all conditions precedent to acceler-

ation of the debt secured by the Mortgage

and foreclosure of the Mortgage, and all no-

tice and other requirements of applicable

statutes.

7. At the date of this notice the amount

due on the Mortgage, and taxes, if any, paid

by the holder of the Mortgage is:

8. Pursuant to the power of sale in the

Mortgage, the Mortgage will be foreclosed,

and the land described as follows: Lot 4 of

First Addition to Siesta Park will be sold by

the County Sheriff of Wadena County, Min-

nesota, at public auction on September 26,

2011, at 10:00 o'clock a.m., at the front

door of the Law Enforcement Center, 415

South Jefferson, Wadena, Minnesota.

9. The physical address, city and zip

code of the mortgaged premises is as fol-

lows: 403 - 10th Street Southwest, Wadena,

MN 56482

10. The tax parcel number for the prop-

erty is 22-571-0040.

11. The time allowed by law for redemp-

tion by Mortgagor(s) or Mortgagor's personal

representatives or assigns is six months af-

ter the date of sale.

12. Minn. Stat. §580.04(b) provides, "If

the real estate is an owner-occupied, single-

dwelling, the notice must also specify the

date on or before which the Mortgagor must

vacate the property if the Mortgage is not re-

instated under Section. 580.30 or the proper-

ty redeemed under Section 580.23." If this

statute applies, the time to vacate the prop-

erty is 11:59 p.m. on March 26,2012.
